Egyptian tycoon Hisham Talaat Moustafa proposes alternative to Trump's Gaza reconstruction plan

Egyptian business tycoon Hisham Talaat Moustafa proposed an alternative to US President Donald Trump's plan for reconstructing Gaza.

Moustafa said that, unlike Trump's plan, his plan to reconstruct Gaza does not entail displacing its residents. He even suggested President Trump's "Mideast Riviera" project could be more suitably carried out in Egypt.   

Moustafa made these remarks in an interview with Saudi-Egyptian TV host Amr Adib on MBC Masr TV channel's talk show Al-Hekaya.

The real estate mogul emphasized that, based on United Nations Statistics, rebuilding Gaza would require constructing 200,000 housing units to shelter between 1.1 and 1.3 million displaced Palestinians.

He estimated the cost of developing one square metre of residential space to be approximately $1000. Therefore, according to his estimates, developing 20 million square metres of residential space to construct 200,000 housing units of 100-metre square each would cost around $20 billion.

"Approximately 40 to 50 construction companies would be required to collaborate to build 200,000 units in three years over six phases," Moustafa stated.

He pointed out that Egypt's success in recent years in developing a considerable number of unsafe slums by constructing one million housing units stands as a model for reconstructing Gaza.

"The world has a moral responsibility to make this happen. What crime have these people committed? If nothing is done, the world will be sitting on a ticking time bomb. When you pressure 1.8 million people in Gaza, stripping them of hope, what do you expect them to do?" Moustafa warned.

In addition, Moustafa further highlighted the urgent need for infrastructure development in Gaza, including water, electricity, sewage systems, and other essential services. He estimated the cost of rehabilitating Gaza's infrastructure at $4 billion plus another $3 billion to restore healthcare, education, sports, commerce, and entertainment facilities, bringing the total cost of a fully-fledged reconstruction of Gaza to $27 billion over three years.

Moustafa sneered at Trump's proposal, "You want to invest $2 trillion in a project that cannot be implemented? No, thank you. We only need $27 billion to build a civilized community in Gaza."

US President Donald Trump recently announced a colonialist-style plan whereby the US seizes control of the Gaza Strip.

The plan entails displacing the Palestinian population to Egypt, Jordan, and other Arab nations and transforming the territory into what Trump described as a "Riviera of the Middle East."

EgyptJordanPalestinians, and Arab countries have categorically rejected all of Trump's proposals to displace the Palestinian people from their homeland, reaffirming that the establishment of a Palestinian state based on the 4 June 1967 borders under a two-state solution remains the only just resolution to the Palestinian cause.

Egypt has repeatedly reaffirmed its rejection of any proposal or plan to liquidate the Palestinian cause by forcibly displacing Palestinians from their historical homeland, even temporarily.

Egyptian President Abdel-Fattah El-Sisi unequivocally stated that Egypt would never be a party to inflicting such injustice on the Palestinians.

During the interview, Moustafa invited US President Donald Trump to consider investing in Egypt instead of pursuing costly and impractical projects elsewhere.

"We have 2,000 kilometres of coastline, and the UAE has recently invested billions here," Moustafa said, alluding to the 2024 Ras El-Hekma mega investment deal.

"If you're looking to develop a project like that, why not come to Egypt?" he added.

Similarly, the business tycoon asserted that the people of Gaza will ultimately support the faction that can provide stability, especially amid the current crisis.

"If the matter is presented clearly and fairly and real elections held, the faction that ensures stability will be chosen—there's no doubt about that," Moustafa said.

Drawing parallels with Egypt's past experiences, he noted that societies reject instability.

"When Egypt faced challenges to its stability and the welfare of its people, what did Egyptians do? They completely rejected the faction that compromised their security, economy, and stability, choosing the alternative that later came to power," he explained.

Furthermore, Moustafa highlighted the immense toll of the conflict, noting that 20 percent of Gaza's families have lost loved ones. "They want stability—give them hope and a mechanism, and stability will follow," he added.

The company led some of the country's most significant private urban gated communities' projects, including Madinaty and Al Rehab City in New Cairo.

TMG has also expanded into hospitality and commercial real estate, partnering with global brands like the Four Seasons to develop luxury hotels and mixed-use developments.
