The units required investments of EGP 245.3 billion ($4.8 billion), up from EGP 152 billion in 2023/24, the Central Agency for Public Mobilization and Statistics (CAPMAS) said in a housing bulletin on Monday.
Government and public-sector entities built 104,800 units, or 49.4 percent of the total, while private developers built 107,200 units, or 50.6 percent.
Within government and public-sector housing, economic housing accounted for the largest share, at 68,500 units, or 65.4 percent of the total.
This was followed by middle-income housing with 13,800 units (13.2 percent), luxury housing with 13,500 units (12.8 percent) and upper-middle-income housing with 9,031 units (8.6 percent).
Cairo recorded the largest number of government and public-sector units, with 47,600, or 45.4 percent of the total, followed by Giza with 20,700 (19.8 percent).
In the private sector, middle-income housing led with 43,200 units, or 40.3 percent of the total, followed by luxury housing with 35,800 units (33.4 percent) and economic housing with 18,000 units (16.8 percent).
Cairo also led in private-sector housing, with 31,700 units, or 29.6 percent of the total, followed by Giza with 24,600 units (22.9 percent).
Real estate and construction have been among Egypt's fastest-growing sectors, together accounting for roughly 20 percent of the country's gross domestic product in recent years, according to unofficial estimates.
The government has pushed new housing development in dozens of new cities across the country as part of a broader urban expansion strategy aimed at easing overcrowding in Cairo and other older urban centres.
